Case Study : Mondrian South Beach

The Mondrian Hotel Residences in South Beach is a new destination for the young and hip traveler or resident, offering the unique upscale, yet hip and edgy atmosphere that has long-marked South Beach. AFP was challenged to create a fitness center that exemplified these same style and design elements that characterize the entire property. From the development of a 3-D design model and close collaboration with the Mondrian’s design team, to providing ongoing management and maintenance solutions to keep costs down and guests happy, AFP went above and beyond the call to deliver Mondrian its desired results.

Project Summary

The Mondrian South Beach Hotel Residences is an exciting new destination from the creators of Los Angeles’ Mondrian Hotel and Miami’s Delano. Located in newly fashionable Biscayne Bay, the hotel is a quiet enclave just minutes from the bustling center of South Beach offering spectacular views of the ocean, bay and downtown Miami. The curvilinear, modernist building has 335 studios, one and two bedrooms and penthouses designed by one of the world’s most inventive young talents: multiple award-winning, Dutch designer Marcel Wanders.

The original building was purchased by Morgan’s Hotel Group – the creators of The Mondrian – which immediately embarked on a full-scale renovation to create a sleeker, more-upscale hotel experience. Every element of the facility would need to be addressed to fall in line with this younger, hip and edgy appeal, including the fitness center. Younger consumers, in general, place a higher priority on personal fitness and appearance. This meant the fitness center would need to not only appeal to this unique consumer group, but also be able to sustain a more significant level of daily use and wear and tear. 

The ownership group called upon AFP for its ‘one stop shop’ capabilities and unparalleled expertise, making AFP responsible for design, supply and ongoing maintenance of the fitness center.

Results

In order to ensure that the fitness center was consistent with the look and feel of the entire newly-renovated facility, AFP worked closely with the renovation project’s lead designers. AFP developed a three-dimensional design layout of the fitness center that would allow the facility’s lead design team to visualize the final product and have input on complimentary design elements to bring the fitness center in line with the entire facility.  Every aspect of the fitness center, including the equipment itself, was selected with this younger, sleeker visual appeal in mind. 

AFP went with state-of-the-art equipment that reflected the modern and stylish appeal of the hotel. The equipment needed to reflect this upscale and contemporary spirit not only in its look, but also in its functionality. Therefore, AFP would seek pieces that were highly versatile allowing users to accomplish a variety of exercise goals with each exercise unit. To achieve this, AFP turned to the industry leader, Precor to provide the necessary arsenal of equipment. A comprehensive cardio offering, equipped with cardio theatre entertainment features was a must to allow guests to maximize the enjoyment of the training experience.  In addition, an array of dumbbells and accessories, including stability balls and stretching mats provided an added level of versatility to the fitness center. For the finishing touch, AFP focused on hygiene-friendly measures which included fitness flooring, equipment mats and disinfectant handy wipe dispensers.

The Mondrian also tapped into two extremely cost-effective and valuable resources related to the ongoing success of the facility. First of all, the Hotel will be utilizing AFP’s proprietary online Facility, Supply & Support system. The online service allows facility managers password access to their own inventory web page through AFProducts.com.  The intuitive software allows them to easily manage their equipment inventory, anticipate when preventative maintenance is required to maximize the life of the equipment and avoiding costly breakdowns, as well as reorder accessories and supplies as needed. 

Secondly, AFP developed a preventative maintenance contract to maximize the life of the equipment and avoid costly and time-consuming repairs that are inevitable. By outsourcing this responsibility to the qualified experts at AFP, the Mondrian eliminated the significant time and effort associated with ongoing maintenance.

Through AFP’s unique array of category expertise, its ability to collaborate effectively with the Mondrian’s lead design team, and its unique resources for ongoing management and maintenance, the Mondrian’s short-term and long-term goals for this unique fitness center were realized.
